Pergolas, verandahs, sheds and carports

Overview

If you want to build a pergola, verandah, shed or a carport on your property, you may need to apply for a building permit.

Pergolas

A pergola is an unroofed open structure that is typically attached to a house.

You will need to apply for a building permit if your pergola is:

  • greater than 20m2 in area, and
  • attached to the front wall of a dwelling and is located 2.5m further forward on the allotment than the front wall of that building, and
  • more than 3.6m high

Verandahs

You must apply for a building permit to construct a verandah of any kind. A verandah is a roofed structure.

Sheds

You will need to apply for a building permit to construct a shed if it is:

  • more than 10m or more than 3m high (or 2.4m if located within 1m of a boundary), and
  • attached to a building or dwelling on the property, and
  • constructed over an easement, and 
  • attached to the front wall of a single dwelling on the property.

Carports and garages

You will need to apply for a building permit to construct a garage or a carport if: 

  • it is attached to another building
  • has a floor area more than 10m2
  • is constructed of masonry, or
  • constructed over an easement
