Why is growth focused in New Gisborne?

Council’s vision for the development of New Gisborne as a transit-orientated development, building on the educational, transport, local commercial and employment opportunities present in the area remains unchanged from the 2009 ODP.

New Gisborne has ready access to public transport and the Calder Freeway. A collection of community and social facilities has emerged to support the growing community, including a medical centre, a number of schools, child care and aged care services. Council’s proposed regional sports facility will further enhance the sporting, recreational and community focus for the precinct.

Land to the east and west of the existing township boundary that was earmarked for future investigation in the Gisborne/New Gisborne Outline Development Plan (2009) has been considered.

New Gisborne currently has no local shops leaving residents to travel into the town centre, mostly by car, for everyday shopping. A neighbourhood activity centre is proposed in the New Gisborne Development Plan, however the existing zoning, high commuter population and low-density nature of nearby residential areas limits the viability of establishing a business of this nature. A higher population within the catchment of proposed local shops will provide greater commercial viability, which in turn will provide walkable access to everyday goods and services for residents of New Gisborne, and reduce the need to travel to the town centre by car for short trips.
